Replacing a Roof in Mineral Wells, TX

James and Amanda Lynch first settled here in 1877, and the Crazy Well was dug in 1885. By 1920 the town counted some 400 mineral wells, and the Baker Hotel opened in 1929. Fort Wolters then drove growth from 1940 to 1970.

Three things set a re-roof here apart: this April's tornado, a city that lists roofs as permit work, and home values lower than elsewhere in the area.

The Housing Picture in Mineral Wells, TX

The Census Bureau counted 14,820 residents in 2020 and estimates 15,983 by mid-2025, steady growth of about 8 percent. The town peaked at 18,411 people in 1970, so parts of its 20.40 square miles were built for a bigger town.

About 59.0% of homes are owner-occupied, leaving a sizable share of rentals, and the median owner-occupied home is valued at $161,300. Median household income is $55,929 across 5,757 households of about 2.61 people.

From Repair to Replacement in Mineral Wells, TX

Which of these five jobs fits depends on what the inspection finds.

  • Full replacement. Near Holiday Hills and Fort Wolters, wind may have loosened more than shingles. The full roof replacement page runs from tear-off to cleanup.
  • Storm and hail damage. Your roofer documents what the storm did and writes a repair estimate; handling the claim is up to you and your insurer. Details: storm and hail damage.
  • Metal roofs. Panels cost more per square foot than shingles but can last longer. Weigh it with metal roof replacement.
  • Shingle roofs. Architectural shingles are the usual starting point, and impact-rated Class 4 is an optional step up. Options are listed under shingle roof replacement.
  • Repairs. Away from the tornado's path, damage may be limited to spots a repair can handle. Begin with roof repair.

After the April 28 Tornado in Mineral Wells, TX

On April 28, 2026, the Fort Worth office of the National Weather Service rated a tornado EF3, with estimated winds up to 145 mph. It badly damaged the Holiday Hills subdivision and Fort Wolters areas of northeast Mineral Wells, injuring five people; no one was killed. It was the strongest tornado in Parker County since April 25, 1990, and in Palo Pinto County since May 12, 1982.

That day also brought dozens of reports of hail up to softball size, and Parker County was listed in the Governor's April 2026 severe-storm disaster proclamation. Roofs outside the worst damage may still deserve a ladder-level look. Spring is hail season here.

Mineral Wells, TX Lists Roofs as Permit Work

The city's "Do You Need a Permit" sheet names both "Roofs" and "Roof Repairs" as permit work for homes and businesses, and it states that "All projects need to have a Registered Contractor." Development Services, at 211 SW 1st Avenue, Mineral Wells, TX 76067, takes applications online.

Ask the roofer to show its city registration and to pull the permit in its own name. Beyond city limits, the county decides: the Parker County side has no county building permits, and a Palo Pinto County address deserves a call before work starts. Your roofer should confirm with Development Services at (940) 328-7715.

Mineral Wells, TX Questions, Answered

Do I need a permit to replace my roof in Mineral Wells?

Inside city limits, yes. The city lists roofs and roof repairs as permit work and wants a registered contractor on every project. Call Development Services at (940) 328-7715 to check a roofer's registration, and have the roofer file the permit under its own name.

Part of Mineral Wells is in Palo Pinto County. Does that change the rules?

Inside city limits, the city's rules apply in either county. Outside them, the county matters. Parker County doesn't permit buildings on unincorporated land. For a rural Palo Pinto County address, call that county's office before any work begins. Your roofer can help confirm which side of the line you're on.

Can my roofer negotiate with the insurance company for me?

No. Texas law also keeps the roofer working on your house from representing you on the claim. The roofer can photograph the damage and write an estimate you pass to your insurer, but the back-and-forth over the claim stays with you.

I signed a roofing contract at my front door. Can I change my mind?

Usually, yes. For most contracts of $25 or more signed at your home, Texas gives you three business days to cancel, closing at midnight on the third business day. It covers sales made away from the seller's place of business. Cancel in writing and keep a copy.
